Thanet District Council is advancing the regeneration of Margate, Kent, by launching a planning application for the Margate Winter Gardens and seeking an operator for the historic Theatre Royal ahead of its scheduled 2027 reopening.

The local authority aims to revive both long-closed venues using allocations from the government's Town Deal program to preserve local heritage and boost the seaside town's cultural economy.

Winter Gardens Restoration Plans

According to planning documents submitted to Thanet District Council, the proposal for the Margate Winter Gardens seeks to secure the building through restoration, adaptation, and extension.

"The application seeks to secure the long-term future of the building through a comprehensive programme of restoration, adaptation, and sensitive extension," planning documents submitted to TDC said.

The multi-million project utilizes funding from the 22 million pound Margate Town Deal fund awarded in 2021, which must be allocated by 2027.

"The vision for the refurbishment of Margate Winter Gardens is to bring this landmark building back into active public use," planning documents submitted to TDC said.

Plans submitted by operator Westwood One include adding four bars, a 100-place drama school, a 100-place nursery, a rooftop bar, and a vocational learning centre while keeping two main concert halls.

"The proposals aim to celebrate and preserve its historic character while sensitively integrating modern, sustainable uses," planning documents submitted to TDC said.

The nursery will feature secure access points on both sides of the facility, which closed originally in 2022 due to accumulated repair backlogs.

"The nursery would provide a 'self-contained and secure environment, with clearly defined access points and controlled entry'," the plans said.

The council set a target deadline of August 7 for its planning committee to decide on the application, with construction potentially starting as early as this summer.

Theatre Royal Revival

Simultaneously, the council injected 6 million pounds from the Town Deal fund into the 239-year-old Theatre Royal, which also shuttered in 2022 due to structural deterioration.

"We are mindful that this £6 million investment from the Town Deal must do more than just fix the roof and restore the plasterwork.

It needs to create a living, breathing space that provides jobs and gives our community a venue they can be truly proud of," said local councillor Ruth Duckworth.

The council and property firm Colliers are currently inviting organizations to apply for a long-term lease to run the 480-seat Grade II* listed playhouse.

Officials hope to select an operator by the end of the summer to plan the reopening program for the venue, which is scheduled to return in the latter half of 2027.
